Ten steps to selling a property

1. Lay the foundation 

At the beginning there is getting in touch with you and becoming familiar with us. You are welcome to make an appointment for an initial meeting online or by phone. We will then organize a viewing of your property and check the documents that are of legal significance for the upcoming sale.

2. Develop strategies

Our concrete work begins with the necessary data concerning your property and your offcial sales order. If you wish, we can determine the exact value of your property in Ibiza at this point. Before the property is put up for sale, we discuss an individual marketing strategy. For the sales plan we will of course, take your ideas and wishes into account. The photo session will also take place promptly, during which we will take professional photos for the exposé. Home staging and aerial photos increase the attractiveness of your property.

3. Setting the starting signal

After the completion of the extensive exposé by our experienced team, you check whether our presentation of your property is in your interest. Then the actual sale can begin.

4. Select clients

In our extensive, well-maintained customer file, we search for suitable prospective buyers for your property. Thanks to our network, we have access to a large number of potential interested parties. This saves you the time of dealing with different agencies to find the right buyer.

5. Viewings

We invite potential buyers to view your property. If you wish, you will have the opportunity to get to know interested parties personally.

6. The offcial letter of intent

You decide personally who may buy your property. The mutual declaration of intent of both parties is recorded with the so-called Letter of Intent (LOl). At this point there is the opportunity for possible renegotiations.

7. The pre-contract

The purchase option contract provides legal security for the parties involved. The buyer is charged a deposit of 10% of the purchase price. At this point the property is offcially considered reserved. This is followed by the escrow entry and the agreement of a notary appointment.

8. The day before the notary visit

On this day the last inspection and checking of the property before the purchase takes place.

9. The final handover

After the successful notary appointment, the offcial handover of the property takes place. Your property has been successfully sold.

10. Afer-sales service

We at the Wesenberg Group will continue to support you afer your sale and will be happy to help you with any problems or questions you may have.
